What to look for
What Makes Paving Last on North County Soil
Most asphalt failures in Escondido start in the base, not the asphalt. Cutting corners underground is the easiest way to underbid a job, and the fastest way to a driveway that cracks in two years. Here's what to ask any contractor about.
- A base built for your soil
- North County soil ranges from sandy decomposed granite to clay-rich ground that swells when wet. Soft soil should be dug out and replaced with a compacted base, so the asphalt doesn't heave, sink or alligator-crack.
- Asphalt made for inland heat
- Inland North County summers oxidize asphalt fast. Proper compaction and thickness, plus regular sealcoating, keep it black, flexible and watertight for years longer.
- An itemized written estimate
- Excavation depth, base thickness, asphalt thickness and square footage should all be in writing. A lump-sum guess makes it hard to compare bids.
- Drainage planned in
- Water is what destroys asphalt. The surface should be graded to shed water away from your garage, your foundation and the base itself.
- Hot-mix asphalt: Compacted to spec for driveways or traffic loads
- Aggregate base: Crushed rock, compacted in lifts
- Geotextile fabric: Separates base from clay-rich or soft soil where needed
- Compacted subgrade: Native soil, excavated to firm ground & graded for drainage

Local paving FAQ
Escondido Paving Questions
Why does soil matter for paving in Escondido?
North County soils change from street to street: sandy decomposed granite on many hillsides, softer alluvium on valley floors, and clay-rich soil in some areas that swells when wet and shrinks as it dries. Asphalt follows whatever the ground does. Without enough base over soft or clay-rich soil, that shows up as alligator cracking, sunken spots and broken edges. A good contractor excavates to firm soil, adds geotextile fabric where needed and builds a compacted aggregate base. Ask how deep they'll dig and how thick the base will be.
How long until I can drive on my new asphalt driveway?
Foot traffic is fine after about a day, and most cars after roughly three days. In summer heat, asphalt stays soft longer, so avoid turning the wheel while parked, keep heavy trucks and trailers off it, and don't set kickstands or jack stands on it for the first few weeks.
How often should asphalt be sealcoated in North County?
Commonly every 2 to 5 years, sooner for driveways in full sun or lots with heavy traffic. Inland areas like Escondido, San Marcos and Valley Center get intense sun that oxidizes asphalt and turns it gray and brittle. New asphalt should cure for several months before its first sealcoat. Your contractor can tell you when yours is ready.
Should I repave or resurface my driveway?
If the cracks are mostly on the surface and the driveway isn't sinking, an overlay (resurfacing) is usually the better value. If you see spider-web cracking, soft spots or standing water, the base has failed and a full tear-out with new base prep is the only fix that will last. A contractor can tell you which one you need after seeing it in person.
Do I need a permit to pave my driveway in Escondido?
Paving entirely on private property often doesn't, but any work touching the city sidewalk, curb, gutter or driveway approach generally requires a permit from the City of Escondido. If your project needs one, your contractor should pull it and arrange inspections as part of the job.
How much does asphalt paving cost?
It depends mostly on square footage, how much excavation and base the soil needs, access for equipment, and asphalt thickness. National cost guides put new asphalt driveways at roughly $3 to $7 per square foot installed, but contractors quote after seeing the site. See our asphalt paving cost guide for typical prices, and ask for a written, itemized estimate. Requesting one through us is free.
