Asphalt Sealcoating & Striping in Escondido

Sealcoating protects asphalt from sun, water and oil, and restores a deep black finish. It's the cheapest way to make a driveway or lot last longer, if it's done at the right time. We'll connect you with a licensed local contractor.

What sealcoating does, and doesn't do

Inland North County gets long, hot, sunny summers. UV and heat oxidize asphalt over time, turning it gray, dry and brittle. A sealcoat puts a protective layer on top that slows that down and helps keep water out of small surface cracks.

Sealcoat is a coating, not a structural repair. It won't fix sunken areas, potholes or spider-web cracking. Those need repair first, or the sealcoat just covers the problem for a season.

Good prep makes the difference

  • Cleaning: sweeping, blowing and removing dirt, debris and vegetation.
  • Treating oil spots so the sealer bonds.
  • Filling cracks before sealing, not after.
  • Applying in dry weather with enough drying time before cars return.

When to sealcoat

New asphalt needs to cure first, typically several months, before its first sealcoat. After that, many driveways are resealed every 2 to 5 years depending on sun exposure and traffic. A contractor can tell you if yours is ready.

FAQ

Sealcoating & Striping Questions

How often should I sealcoat my driveway?

Commonly every 2 to 5 years. Driveways in full sun or with heavy use need it sooner. If the surface looks gray and you can see loose stones, it's usually time.

How long before I can drive on a sealcoated driveway?

Many sealers need about a day before cars can return, longer in cool or humid weather. Your contractor will tell you the drying time for the product they use.
